Heritage Pines Community Development District
The Heritage Pines Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on October 28, 1997 by the Board of County Commissioners of Pasco County, Florida Ordinance No. 97-15, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Heritage Pines CDD is located within Pasco County, encompasses an approximately 640 acres, and was created for the purpose of financing and managing the acquisition, construction, maintenance and operation of the infrastructure necessary for community development. The District is contained with Sections 5 and 6, Township 24 South, Range 17 East. The District is bounded by County Line Road to the north, The Highlands and Arlington Woods to the west, Orange Hill Estates to the east and undeveloped land to the south.
Infrastructure includes storm drainage (which includes lakes, dry retention areas and conservation areas) and street lighting.
